Villa rental in Phuket: which area to choose and how to book

In Phuket you pick a villa by its area first and its pool second. The area decides how far the beach is, how long the airport run takes, whether nights are quiet, and whether you'll need a car at all. Here's how the main areas differ and what to check before you send a deposit.

Which area of Phuket is best for a villa?

For a quiet family holiday, most people choose the west coast north of Patong: Kamala, Surin, Bang Tao and Layan. If you want restaurants and an evening scene without the Patong noise, look at Kata and Nai Harn in the south. Rawai is the long-stay pick.

Phuket runs north to south and the airport sits at the very top. The further south your villa, the longer the airport transfer and the closer you are to Phuket Town, Chalong and the piers for island boats. Traffic is real in high season, so a 15-minute hop on the map can take 40.

Bang Tao and Layan

Bang Tao is a long beach plus the Laguna area: resorts, golf, gated villa estates, beach clubs and plenty of places to eat. It's also closer to the airport than anything in the south. Layan, just north, is greener and quieter, with many villas on the hillside looking at the sea. The catch: without a car it gets dull.

Surin and Kamala

Surin is small, upmarket and has a good beach with cliffside villas. Kamala is a little more relaxed, with a village where you can walk to cafes and shops. Both sit close to Patong, so a night out is easy and you don't have to sleep next to it.

Kata and Nai Harn

Kata has two beaches, Kata and Kata Noi, and a lively but not rowdy town around them. Nai Harn is further south: a bay beach, a lake and a lot of people who stay for months. Villas here often sit up in the hills, so expect a walk uphill if you don't drive.

Rawai and Patong

Rawai is at the southern tip and it's a place to live, not a beach holiday: a boat pier, a seafood market, cafes and a big expat crowd, but the water off Rawai itself is shallow. Patong is the opposite. Bangla Road, clubs, malls and crowds. Book a villa there when nightlife is the point of the trip.

Villa or condo?

A villa makes sense for a family or a group who want a private pool, a kitchen and privacy. A condo, an apartment in a managed building, suits a couple or a solo traveller: shared pool, security, often a gym, and usually cheaper than a villa of the same standard.

We list both. Here's what's available now, with today's prices:

How much does a villa in Phuket cost?

The price depends on area, season and length of stay. Check current nightly rates in our villas and condos catalogue, which updates with availability.

High season in Phuket is the dry months, and the best villas get booked early, especially over New Year. In the rainy season the same villa costs noticeably less and you have more to choose from. Monthly rentals usually come with a lower nightly rate than a one-week booking, but utilities, electricity above all, are often billed separately by the meter. Air conditioning runs almost nonstop here, so ask about this before you move in.

Short holiday or long stay?

For one or two weeks, stay where you can walk to a beach: Surin, Kata, Kamala, Bang Tao. For a month or more, what's around you matters more: supermarkets, a gym, a school or kindergarten, decent internet. Long stayers tend to pick Rawai, Nai Harn, Chalong and Bang Tao.

Plenty of long-stay guests train at a gym or a Muay Thai camp, and many of those are in the south and around Chalong. If that matters to you, tell your manager up front and we will look for a villa nearby.

Do you need a car when staying in a villa?

Almost always, yes. Public transport in Phuket is thin, taxis are expensive, and many villas are up in the hills or inside gated estates away from the main road.

The easiest option is to pick up a car at the airport or have it waiting when you check in. Licences, the IDP and deposits are covered in our Phuket car rental guide. Thinking of a scooter instead? Read our motorbike rental guide first.

What to ask before booking a villa

  • How far the nearest beach is by actual road, not as the crow flies.
  • How electricity and water are charged on a long stay.
  • How much the security deposit is and when you get it back.
  • Whether cleaning, fresh linen, pool and garden care are included.
  • Whether there's construction next door. Phuket builds a lot, and a jackhammer at 8 am ruins any view.
  • Whether kids or pets are welcome, if that applies to you.

At Siam Luxury Adventure your manager asks these questions for you and comes back with a shortlist. There's no online payment: you send a request, the manager messages you on Telegram or WhatsApp and confirms the dates.

What else to arrange with your villa

A Phuket villa pairs well with a day on the water. From Bang Tao and Layan it is easy to head north into Phang Nga Bay, while the south is closer to Racha and Coral Island. See yacht charter in Phuket for how to pick a boat.
